What a House Exterior Repaint Costs in the Phoenix Area (2026)

Published October 12, 2026 · Updated October 12, 2026

In the Phoenix area, a full exterior repaint on a typical single-story home of about 1,800–2,400 sq ft generally runs $3,000 to $4,500. A two-story home of about 2,500–3,500 sq ft generally runs $4,500 to $8,000, and large custom homes start around $8,000. Where your house lands inside its range comes down to five things: size and stories, the condition of the stucco, the grade of paint, what’s in the scope, and whether you’re changing color.

I’m Robert, the owner of Maricopa Valley Painting. We’re based in Mesa and have done more than 3,300 painting projects across the Valley. These ranges come from our own 2026 quotes. Below is what goes into them, line by line, the same way our quotes are written.

What that price includes

A number only means something if you know what’s in it. Here’s what our full exterior repaint covers, in the order it happens:

  1. Pressure-wash everything we’re painting. The biggest mistake I see on other painters’ work is skipping this. It decides whether the new paint bonds to the wall or to the dust on it.
  2. Cover and protect windows, light fixtures, cameras and patio floors.
  3. Repair stucco, wood and drywall where needed. Small stucco cracks get an elastomeric patch so they don’t reopen, and sun- or water-damaged wood gets filled. Stucco that’s flaking gets re-stuccoed and retextured.
  4. Condition the stucco with Sherwin-Williams Loxon conditioner before any paint goes on. It matters most where the old paint is faded or chalky, and it’s there for adhesion and for how long the job lasts.
  5. Re-caulk the windows and doors. That’s a standard step on every job, not an upgrade.
  6. Two coats. We spray and back-roll the stucco, brush the fascia, and spray block walls that aren’t stucco. Trim and block walls get the same paint as the body; doors get semi-gloss.
  7. Clean-up, touch-ups and a walk-through with you before we call it done.

The area included is all front-facing walls and courtyards. Backyard block walls and gates are add-ons, priced as their own lines so you can take them or leave them.

A typical job takes three days. Day one is wash, cover, repair and condition. Day two finishes the repairs and starts the paint. Day three finishes the paint, the clean-up and the walk-through. If you’re out of town while we work, we send before, progress and after photos and video.

Five things that move the price

What changesWhy it mattersWhich way it pushes

Size and stories

This is the baseline. A two-story home has more wall, more ladder time and more to cover and protect, which is why the two-story range starts where the single-story range ends.

Stucco condition

A house on a normal repaint cycle usually needs some crack filling. A house that’s long overdue needs more: more cracks, more patching, sometimes sections of flaking stucco that have to be re-stuccoed before paint. That’s labor, and it’s a big reason two houses of the same size get different quotes. We list it so you can see it.

Paint grade

We primarily use Sherwin-Williams. Latitude is the line we use most, Duration is the other one we use often, and A-100 goes on budget jobs. Some HOAs require Dunn-Edwards Evershield, and we use that too. On the same house, the grade of paint alone can move the total by 15–30%.

Scope extras

Fascia, garage doors, gates, block walls and pop-outs each add to a quote. Garage doors are worth a look before you get quotes: in my experience they’re the first thing on a house to fail.

Color change

Two coats is our standard. Going from a dark color to a light one usually takes more, and every coat it takes to cover is included in the quote, so there’s no surprise on day three.

Worth knowing before you choose a color: darker colors don’t last as long. In our experience, sun-exposed walls and darker colors last roughly 15% less. We provide free paint samples; put them up in a few spots and look at them at different times of day before you decide.

Why two quotes on the same house can differ by thousands

When homeowners ask me why our number is different from someone else’s, the answer is almost always products and process.

  • Products: which paint line, how many coats, and whether the stucco gets a conditioner first.
  • Process: whether everything gets pressure-washed, whether the windows and doors get re-caulked, how the cracks are handled, and whether the stucco is back-rolled or just sprayed.

Read the scope, not just the total. If a quote doesn’t say which paint, how many coats, and what’s being washed, repaired and caulked, you can’t compare it to anything. One homeowner who shopped the job around put it this way in a Google review:

“I collected estimates from 10 painters and Maricopa Valley Painting came in right in the middle.” — Maddie N.

Get the warranty in writing too. Ours is a 5-year written workmanship warranty that covers peeling, cracking and fading. Many painters’ warranties don’t cover fading.

Before you compare prices at all, check the basics in this order: reviews, license, insurance, references. We’re licensed, bonded and insured under Arizona ROC 328107.

Does it cost more in Scottsdale than in Mesa?

Not because of the ZIP code. The ranges above apply across the Valley. What moves a house within them is the house itself: its size and stories, its stucco, the paint line, the extras and the color. A large custom home in Paradise Valley and a large custom home in Gilbert both start in the $8,000+ band.

If you’re in an HOA, check whether it requires a specific paint line, such as Dunn-Edwards Evershield; that settles the paint-grade question for you. HOA repaint notices usually go out at the start of the year.

Our city pages cover local details for Phoenix, Mesa, Gilbert, Chandler, Scottsdale, Tempe, Peoria, Glendale, Queen Creek, Paradise Valley, Fountain Hills and Surprise. The way we quote is the same in all of them.

How to get the number for your house

Ranges are ranges. Your house is specific, and the only way to get its number is to have someone walk it.

  1. Book a free estimate. We’ll walk the house with you and measure. If you can’t be there, ask about a virtual estimate.
  2. Get an itemized written quote within 24 hours, with add-ons listed separately.
  3. Pick a start date. We’re usually about ten days out, a little longer in spring.

Schedule a free estimate or see how a full job runs on our exterior painting and stucco repair and painting pages.

If you’re still deciding when and with what, these help: which exterior paint lasts in Arizona, the month-by-month exterior painting calendar, and how often stucco needs repainting here.

Frequently asked questions

How much does it cost to paint the outside of a house in Phoenix?

For a typical single-story home of about 1,800–2,400 sq ft, a full exterior repaint generally runs $3,000 to $4,500 in 2026. Two-story homes of about 2,500–3,500 sq ft generally run $4,500 to $8,000, and large custom homes start around $8,000. Stucco condition, paint grade, scope extras and a color change decide where a house lands in its range.

Why are painting quotes for the same house so different?

Products and process. One quote may use a budget paint line, skip the pressure wash or the stucco conditioner, or leave out caulking; another includes all of it. Compare the scope line by line (paint line, number of coats, prep steps and what's included), not just the total.

Is stucco crack repair included in an exterior painting quote?

Repairs are part of our process and are itemized in the quote, so you can see what your walls need before you sign. Small cracks get an elastomeric patch so they don't reopen. Stucco that's flaking gets re-stuccoed and retextured.

Are block walls, gates and garage doors included?

Our full exterior quote covers all front-facing walls and courtyards. Backyard block walls and gates are add-ons. Fascia, garage doors and pop-outs vary a lot from house to house, so they're itemized in the quote and you can see what's in the price.

How long does an exterior repaint take, and how soon can you start?

About three days for a typical home: wash, cover and repair on day one; finish repairs and start painting on day two; finish painting, clean up and walk through it with you on day three. We're usually about ten days out, a little longer in spring.

Do you charge for estimates?

No. The estimate is free and in person (a virtual estimate is available too), and the itemized written quote arrives within 24 hours.
